Gross vs net yield

Gross yield = yearly rent ÷ price. A $200,000 flat renting at $1,000/month is a 6% gross yield. Net yield subtracts mortgage interest, letting fees (10–15%), insurance, repairs (budget ~1% of value a year), empty months and tax.
